Aren’t all vacation homes/condos about the same?

Vacation homes or condos are as varied as their owners. Some owners (like us) take great pains to equip and maintain their homes to the highest level. They retain quality management. Others don’t bother with the most basic maintenance. A bargain unit can be a huge disappointment and if the price seems too good to be true you can be sure that corners are being cut somewhere.  When you book with us you can be sure that the home you walk into is the exact home you have seen online, immaculately clean, and that all the furnishings and appliances will be in good order, the beds comfortable, the linens in excellent condition, the baths and kitchen sparkling.

What do we offer that most others don’t?

• Keyless entry- Go straight from airport to your home with ease. There are no keys to lose and the code is set with the last 4 digits of your telephone number or with any 4 numbers you choose.
• 3-19” TV’s and DVD’s in every bedroom
• 42” LCD wide screen in the great room, family DVD’s, books, games and puzzles for all ages
• Free SECURED passkey protected wireless internet- and a printer for the coupons and directions you find on the Internet! Fax service is available at the Windsor Hills welcome center.
• Ceiling fans in all bedrooms and great room- even with AC you’ll really appreciate them!
• Granite countertops in kitchen and both baths, seated vanity
• Crock pot, food processor, and formal dinnerware for 8 as well as the every day set
• Our dining table seats 8, no one has to take their plate to the sofa

Aren’t all rental properties maintained the same?

Virtually all property owners contract with a management company to clean, set up, maintain and be available if anything needs attention while a guest is in residence. There are hundreds of short-term rental management companies operating in the Disney area. Some are huge with 700 homes and some are small and manage a dozen or less. The difference in quality and service is staggering and the vast majority should not be in the business. It’s very hard to find a good one. After two disappointments we found a jewel of a company who treats our home like it was their own. Their attention to detail and communication is wonderful. You will walk into a home that is immaculately clean, beds made, baths sparkling and appliances and electronics in good operating order. No unpleasant surprises here!

Can I get a reference?

To give you a bit of peace of mind I will be more than happy to give you our management company’s phone number or email so you can verify our ownership, honesty and integrity and they will tell you a bit about the quality of our home. Be sure to take a look at the testimonials page on this web site for notes and reviews our guests have left. We are licensed by the State of Florida Hotels Division and you will find our current license displayed in our condo per law. Make sure you ask any owner you rent from if their license is current and displayed. If not, they are renting illegally and may not be adhering to the same strict quality standards.

What if something goes wrong?

This is where quality property management becomes the most important thing! Our managers are right there in the area, just about 1 mile from our condo and can respond to any problem immediately.  They are a small family company comprised of a hard working husband and wife team supported by several quality contractors and a housekeeping staff that they hold to the highest standards. They are very responsive and so detail conscious that we never worry about anything and neither will you

What about fees?

Lots of owners will give you a low per night quote then after you’ve committed on go the 13% taxes, booking fees and credit card fees (it’s illegal to charge a fee to use your card by the way) and cleaning fees. We don’t charge any booking or credit card fees. Taxes are always included in the nightly rate. Cleaning is only charged if your stay is less than 7 nights and is a reasonable $85. We don’t lowball a quote and then add on extra charges after the fact. Your total is set in stone and you won’t pay a penny more.

A word about ‘too good to be true’ quotes

If you are shopping around for properties you may come upon an owner or two willing to rent you their property for a ridiculously low rate. Be careful! I take inquiries every week from desperate guests looking to replace a rental at last minute because their original property went into foreclosure. It’s become a big problem and the tip off is a very low quote. No owner who is maintaining their home properly and running their business efficiently can afford to give their home away. If the price is significantly lower than the average you can be sure they are cutting corners in important areas or just trying to gain a few bucks until the bank takes over.  With the real estate market in turmoil many owners who got in during the boom and did not know how to properly run their rentals have run into problems and are desperate.

Our home is in no danger of foreclosing. We maintain it meticulously, have superb management and price it reasonably. Book with confidence!
